Viva Mortgages Spain SL acts as a non-exclusive mortgage brokerage specialising in the Spanish real estate market. We assist non-residents and residents in securing financing from Spanish banking institutions. We act as an intermediary and do not directly lend funds.
We use technology, including artificial-intelligence tools, to help our team review documents, compare bank criteria and prepare mortgage evaluations. These tools support our advisors; they do not replace them. Every recommendation we provide is reviewed and approved by a licensed advisor before it reaches you, and mortgage figures in our quotes are produced by our own calculation engine using the criteria supplied by lenders. Final approval, pricing and lending decisions rest solely with the lending institutions.
By using this website, you warrant that you are at least 18 years of age and hold the legal authority to create a binding legal obligation. You agree to use this site only for lawful purposes and in a way that does not infringe the rights of, restrict, or inhibit anyone else's use and enjoyment of the site.

Viva Mortgages Spain SL and our directors, officers, agents, employees, subsidiaries, and affiliates will not be liable for any actions, claims, losses, damages, liabilities and expenses including legal fees from your use of the Site. Mortgage approvals and final interest rates are entirely at the discretion of the lending institutions and we make no guarantees regarding final loan terms.
Where we engage you as a client and charge our sign-up fee, that fee is refunded in full if we are unable to secure your official written pre-approval from a Spanish lender. This guarantee applies only where the financial and personal information you provided to us was accurate and complete, and does not extend to our success fee, to third-party costs already incurred on your behalf (such as valuations or notary fees), or to cases where you decline a compliant pre-approval that meets the criteria discussed at engagement. Our success fee is due once your official pre-approval is issued; we continue managing your case through to completion at no extra cost. Full conditions are set out in your engagement letter.
These Terms and Conditions are governed by the laws of the Kingdom of Spain. Any disputes relating to these terms and conditions will be subject to the exclusive jurisdiction of the courts of Palma de Mallorca, Spain.
We reserve the right to amend these terms at any time. Your continued use of the website following any changes indicates your acceptance of the new terms. We encourage you to check this page regularly.
