Who we are
Buying property abroad shouldn't feel overwhelming. We arrange Spanish mortgages for non-residents every day: the right lenders, the paperwork, and honest answers in your language.
Based in Palma de Mallorca and working with buyers from 10+ countries, we combine deep local knowledge of Spanish lending with the service standards international clients expect.

The company
Viva Mortgages Spain SL is a mortgage broker based in Palma de Mallorca, registered with the Banco de España and listed in its public register of credit intermediaries. We arrange purchase mortgages, refinancing and construction finance for non-resident buyers across Spain, and we work with the top five Spanish banks for non-residents.
We are brokers, not lenders. We don't sell any one bank's products, and our fees are published on this site.
There are other companies in Spain with “Viva” in their name, among them Viva Finance in Marbella, Viva Costa International, YourViva and Viva Home Credit. We have no connection to any of them. If you want to be sure who you are dealing with, our full name is Viva Mortgages Spain, and our registration can be checked in the Banco de España's public register.
How we're regulated
Mortgage broking in Spain is regulated under Law 5/2019. An intermediary has to be registered with the Banco de España, appear in its public register, and follow its rules on transparency and client protection.
Our team advises in English, Spanish, German and French, and works with buyers in more than ten countries, from the first call through valuation, notary and completion.
