Viva Mortgages Spain, S.L. acts as a mortgage credit intermediary (intermediario de crédito inmobiliario) under Spanish Law 5/2019 of 15 March, regulating real estate credit contracts. We arrange mortgage financing for residents and non-residents purchasing property in Spain. We act as an intermediary and do not lend funds directly.
We are registered with the Banco de España — our competent supervisory authority — under registration Nº E784, independently verifiable in the official public registry: Banco de España registry entry.
We are registered to carry out the activities described in Article 4.5(a), Article 4.5(b) and Article 4.20 of Law 5/2019: putting borrowers in contact with lenders and presenting or offering loan contracts; assisting borrowers with preparatory and pre-contractual steps; and providing advisory services. We act as a non-tied intermediary and do not act on behalf of any single lender.
Our professional indemnity cover, required of mortgage credit intermediaries under Law 5/2019, is provided by Lloyd’s Insurance Company, S.A.
